Factory setup coordination in Thailand
Setting up a manufacturing facility in Thailand is one of the largest commitments a foreign business will ever make here. Before ThaiConnect, we built and operated a window and door factory in Thailand: finding the location, negotiating the lease, fitting out the space, installing equipment, and learning every lesson the hard way. The service we now offer is the one we wish we had been able to hire.

What we bring from our own operation
What is at stake when you set up a factory in Thailand
A foreign manufacturer choosing to set up production in Thailand is committing to decisions that compound for years. A typical industrial lease in Thailand runs three years plus renewal options that often stretch nine years or more. The fit-out investment (flooring, three-phase power, crane installation, compressed air, lighting, HVAC, dust extraction, storage racking) easily reaches several hundred thousand dollars before a single unit of product has been made.
The equipment that follows is bigger still. And underneath all of that, the choice of industrial estate determines your access to BOI incentives, your logistics costs, your labour pool, and your customers for the duration of the operation.
Most foreign manufacturers learn these lessons by making the mistakes. We have already made most of them, with our own capital, on our own behalf. That is the experience we now bring to your project.
Our own story, briefly
Before ThaiConnect, we sourced, leased, fitted out, and operated a window and door manufacturing facility in Thailand. We picked the industrial zone, negotiated the lease terms with a Thai landlord, coordinated the fit-out contractors, specified and installed the production line, navigated the factory licence, hired the workforce, and ran the operation. We made expensive mistakes early and learned to avoid them. We made cheaper, smarter decisions later. The factory worked.
What we do for clients now is the synthesis of that experience. Every recommendation, every contractor introduction, every lease clause we flag, every infrastructure check we insist on. All of it comes from having stood in the empty shell of our own facility and figured out what to do next.
Factory sourcing, leasing and fit-out support
A factory setup engagement runs across four overlapping streams of work. We do not do all of it ourselves (some of it sits with Thai contractors, engineers, and lawyers) but we coordinate every piece end to end so you are working with a single accountable party rather than juggling six.
Location and facility sourcing
We translate your operational requirements (square metres, ceiling height, power load, crane requirements, loading access, dust or noise classification, distance to ports or supply chain) into a search across the industrial estates and free-standing facilities that actually match. We shortlist genuine candidates with site visits, photo and video documentation, and honest assessments. We tell you what is wrong with each option, not just what is right.
Lease negotiation
Thai industrial leases have specific patterns: typical three-plus-three-plus-three structures, escalation clauses, fit-out allowances, exit conditions, renewal mechanics, and clauses around what reverts to the landlord at lease end. We negotiate these in Thai with the landlord, in your interest, with full transparency on what each clause means for you over the life of the lease.
Fit-out planning and coordination
Working with you on your production layout, utility requirements, and infrastructure specifications. We coordinate the fit-out contractors: flooring, electrical, plumbing, compressed air, HVAC, dust extraction, lighting, racking, office build-out. We have done this work ourselves and can specify it concretely, not theoretically. Crane installation, three-phase power upgrades, water connections, drainage compliance. All the things that take longer than expected cost more than budgeted if no one is watching.
Licensing and regulatory coordination
Factory licence (Ror Ngor 4) application, environmental compliance, fire safety certification, occupational safety registration, and the industrial estate authority filings that vary by zone. We coordinate these through our network of specialists. You receive a single timeline rather than five.
The stages of an engagement
A typical end-to-end engagement runs four to nine months depending on facility complexity, fit-out scope, and regulatory pathway.
Requirements mapping
A working session to define what you actually need. Most foreign manufacturers come in with a rough specification that needs refinement. We pressure-test your assumptions against Thai industrial reality and produce a precise brief.
Industrial zone selection
A written assessment of which industrial estates or facility types fit your operation. Amata, Lat Krabang, WHA Group, Pinthong, Hemaraj, Bangpoo, the Eastern Economic Corridor zones: each has different incentive structures, logistics positions, labour markets, and trade-offs. We map yours against them and recommend.
Facility shortlisting and visits
We identify candidate facilities, conduct site visits with photo and video documentation, and produce a comparison report. Typically three to five real candidates. You either come to Thailand for the final visits or you do not; both work.
Lease negotiation
Once you have selected a facility, we negotiate the lease in Thai on your behalf. You see every clause translated and explained. You sign nothing you do not understand.
Fit-out coordination
Contractor sourcing and selection, scope agreement, timeline management, on-site quality control during build-out, and final commissioning. We are in your facility regularly throughout this period.
Licensing and handover
Factory licence and all required permits processed in parallel with fit-out. By the time the fit-out is complete, your regulatory base is in place. You take possession of an operational facility.
What you receive
A facility ready to manufacture. Specifically: an executed lease in a verified industrial estate, fully fitted out to your specifications, with all regulatory permits issued, equipment installation coordinated, and a complete document handover.
After handover, 90 days of operational advisory access. The questions that arise in the first three months of operating a new facility are when our experience is most valuable.
Industrial estates and zones we work with
We have working knowledge of the major industrial estate groups across Thailand and direct contacts with leasing managers at most of these. We can advise honestly on which estate fits which type of operation, what each one's BOI position is, and where current lease availability and pricing sits. We also work with free-standing industrial facilities outside the formal estates where that suits the operation better.
When this is the right service
You are planning to set up manufacturing or assembly operations in Thailand for the first time.
You are an international operator looking to relocate, expand, or consolidate your production facilities in Thailand.
You have a BOI promotion or application underway and need a facility that aligns with the BOI conditions.
You have a Thai supplier or contract manufacturer you are about to commit significant capital to and want to either acquire their facility or build alongside them.
You have signed an industrial lease in Thailand that you suspect is unfavourable and want to evaluate exit or restructure.
Why us versus the alternatives
Industrial property broker
Industrial property brokers in Thailand sell facilities. They are paid by the landlord and their incentive is to close the lease, not to make sure it is the right facility for your operation.
Generic relocation consultant
Generic relocation consultants exist but rarely have hands-on manufacturing experience. They can produce a comparison spreadsheet. They cannot tell you whether a slab is rated for the equipment load you are planning.
ThaiConnect
What we offer is the rare combination of having operated as the client in this exact situation, and now serving the client in it. The work is technical, the stakes are high, and the experience compounds with every project we run.
Doing it yourself works when you have an existing Thai team with manufacturing setup experience. Most foreign businesses entering for the first time do not have that team yet. They are trying to build it through this very engagement.
Pricing
Requirements mapping & zone assessment
~USD 1,050
Initial working session, requirements brief, and written zone assessment. The starting point for every engagement.
Full sourcing-to-handover engagement
~USD 7,500–24,000 · scoped per project
End-to-end coordination across all six stages. Scoped per project based on facility size, fit-out complexity, and regulatory pathway. Contractor and licensing costs are separate and pass-through.
Lease negotiation only
Where facility is already identified
Full lease negotiation in Thai, clause-by-clause translation, and advisory through signing. Available where you have already identified the facility.
In context: a single bad lease clause (an escalation rate two percent above market, a restrictive sub-lease clause, an unfavourable fit-out reversion term) typically costs USD 30,000 to 150,000 over the life of a nine-year lease. Most engagements pay for themselves on lease negotiation alone, before the fit-out work even begins.
Tell us what you are planning to build
Send us a short description of your operation, your facility requirements, and your timeline. We will reply quickly with whether we can help, what the initial assessment would cover, and what it would cost. If the right next step is for you to visit Bangkok and walk an industrial estate with us, we will say so.
